AN EXAMINATION OF URBAN INFRASTRUCTURAL DISTRIBUTION, PROVISION AND CONDITION IN RELATION TO PROPERTY VALUE IN SOME SELECTED AREAS IN MINNA NIGERIA
Abstract
The study has investigated into an examination of infrastructural distribution, provision and condition in relation to rental value of residential property in Minna. Three areas were chosen which are Tunga low cost, Bosso Housing Estate and GRA. The research analyzed 300 structured questionnaires which were randomly distributed having adopting simple random sampling technique. The data was analyzed using likert scale and Pearson's correlation. The results of likert showed that 82% majority of the infrastructure in Tunga low cost is in good state, 54.4% in Bosso Housing Estate is in very good state and 97% majority of infrastructure is very good in GRA. The result of correlation analysis revealed that the state of infrastructure facilities and services has statistically significant relationship with the rental values of residential properties in the three areas studied. From the analysis of findings and empirical observations, the research concludes that improved quality of infrastructural facilities contributed to the increase in the rental values of residential property. The study recommends that Government in partnership with the private, should earnestly embark on the provision, distribution and maintenance of the infrastructure to enhance social life and property values within the areas.
